Blue Bell Creameries, L.P. purchased 2.2 acres for a new distribution facility on Harmon Road just south of Heritage Trace Parkway, in north Fort Worth. Matt Patterson and Bruce Baucum of Patterson & Associates negotiated the deal between Blue Bell and the seller, Harmon/Heritage Road Ltd.

Investors, bankers see major differences

Local real estate professionals agree that the big difference between the 1980s crash and today’s real estate downturn is in the RTC days, there was no grid lock. In fact, there was an urgency to rid the banks of the real estate properties. Steve Patterson with Patterson and Associates said banks would not make land loans and that drove down the values of real estate “to what somebody would pay for it.”
“Values dropped like a rock,” Patterson said. “And the RTC was willing to just let it all go back to nearly nothing. I mean, I sold 100 acres in north Fort Worth in the fairway between 377 and I-35 for $2,000 an acre. The buyer sold it a year later for $25,000 an acre. People made fortunes in the RTC days. Today, we have not seen a real push down in value at all. There are buyers out there, but they’re not willing to buy at the prices out there and hold for an undetermined amount of time.”

Gospel Temple Church recently bought a 4,740 sf building located at 5525 Denton Highway in Haltom City. The church has plans to convert the building into a worship and educational facility.

CrossPoint Nazarene Church (www.crosspointnaz.org) has bought 10 acres at the northeast quadrant of Loop 820 and Huffines Blvd. in norhtwest Fort Worth. The church has plans to develop the property for a multipurpose facility that will serve CrossPoint Chruch as well as the community. The church currently meets at Greenfield Elementary School.

A local investor has purchased the former office of Karsten Tax and Financial Management at the corner of Camp Bowie and El Campo in Fort Worth, Texas. The seller was Karsten Real Estate, LP. Chris Haller with Patterson & Associates represented the Seller.
Karsten Tax and Financial Management recently moved its office to Rattikin Square located at 4936 Collinwood Avenue.

The LaSalle Group, Inc. purchased 2.6 acres at the NEC of Harris Parkway and Dutch Branch Road in Fort Worth, Texas. The seller was Eagle-Harris Pkwy. II, LP. Matt Patterson with Patterson & Associates, represented the buyer and John Nethery of Defined Development, LLC represented the seller. The site is set to be a future location of Autumn Leaves of Southwest Fort Worth, an assisted living facility for memory care.

Eagle Mountain Saginaw ISD purchased 15 acres on McLeroy Boulevard just east of Old Decatur Road in Saginaw Texas. The district plans to build an elementary school on the site.

Industrial Buckets sells and refurbishes heavy earth moving equipment and is currently located on Loop 820 and Berry Street but will be moving to their new location within the next couple months.
